Many first-time visitors to Kirkwood are amazed by its uncrowded slopes and short lift lines. By how much space within the community has been left to nature. By how unpretentious the whole place feels. And we often hear the question, “But this is all going to change, right?” Our reply: only for the better. Kirkwood is in a box canyon surrounded by national forest. So it will never grow into a mini-metropolis. A full 2/3 of the community has been dedicated to natural open space. So it will always feel like what it is – a classic little mountain town. And as more people come here, more ski terrain and lifts will be added, maintaining not only the short lift lines but one of the lowest skier-per-acre ratios in North America. The Mountain Village will also grow. There will be more places to shop, to dine, to spend an evening with friends. So while life in Kirkwood will still feel simple and unpretentious, it will also feel richer.

The Crowds
In Kirkwood, it’s not important to beat the crowd. Because there is no crowd. Not on the slope. Not in the town. Not on the scenic road that takes you here. And, there never will be.

DEEPER SNOW
Kirkwood averages the most snow of any resort in North America – over 500 inches annually. It has the lightest, driest powder in the Lake Tahoe region.

IS ONLY THE BEGINNING
As the days get longer and the moguls give way to fields of flowers your hiking boots and cycling shoes will let you discover this pristine valley in a whole new way.
PRIORITIES - REDEFINED
Take away the board meeting, the budget meeting, the marketing meeting, the teleconference, the teacher conference, the doctor’s appointment, the white paper, the white noise, the red lights, the 5, the 50, the 80, the client’s 180, the tie, the heels, the in crowd, the lunch crowd, the tourist crowd, the IPO, the ICO the ASAP, the never-ending, 24-7, “excuse me but I’ve got to take this call” way of life….
And what do you have?
The snow here is the deepest in the country. The terrain, among the most challenging in the region. But the best part about owning a home in Kirkwood? Making memories with family and friends as you’re rejuvenated in this pristine alpine valley.
In Kirkwood, it’s not important to beat the crowd. Because there is no crowd. Not on the slopes. Not in the town. Not on the scenic road that brings you here. This is a place where you can find trails that are hardly ever hiked. And streams that are hardly ever fished. And powder that hasn’t been touched by someone else’s skis. Even at the end of the day.
In Kirkwood, it’s not who you know, but what you know. Knowing how to handle steeps and backcountry. Knowing how to pick the right fly pattern. Knowing how to find Jupiter with the telescope on the back deck.
In Kirkwood, you can skip the planning stage. You can wake up late and let the kids find their own fun. This is a small town. Most everyone’s friendly. Most everything’s close. You can still find homes here that you can ski right out of. Life in Kirkwood is simple. The toughest part is keeping your front walk shoveled.
And compared to life the Bay Area or at the typical Tahoe resort, what could be more refreshing than that?

Cross Country Skiing
Kirkwood is one of the few resort in America where you find both world-class downhill and world-class cross country. Three interconnected trail systems include 80 kilometers of groomed trails. And the Kirkwood Cross Country Ski School is directed by nine-time World Masters Champion Debbi Waldear.
Everything, Just outside your front door.
What will it be? A home that’s closer to the cross-country trails of The Meadow? Or a home where you can step out the door, step into your bindings and ski right over to Chair 6 or 7? Or perhaps you’d prefer to be part of the vibrant lifestyle at the Mountain Village. For a community with a small-town feel, Kirkwood has a big list of choices. Both full and partial ownership. Everything from studio condominiums to custom homes on ski-in/ski-out homesites. In fact, Kirkwood offers some of the last mountainside homesites in the Sierra. So take a moment to imagine: after a long day spent in the powder, or on a lake, or on the seat of a mountain bike, what kind of place would you like to come home to?
